Annual tenancy registration came into effect on 4 April 2022, requiring all landlords to register a tenancy each year within one month of the anniversary of when it initially commenced. This report provides a first, detailed examination of the rental prices faced by existing or sitting tenants and how these compare to the prices faced by those commencing new rental tenancies. To do so it uses a new, large data sample of almost 100,000 tenancies from the Residential Tenancies Board (RTB) administrative tenancy registers to compare new tenancies that commenced between April–September (Q2–Q3) 2022 with existing tenancies in the same time period. This report explores differences between these two market segments across granular geographic areas, property sizes, types, and at different price points.
